I will perform a detailed Needs Analysis to determine the characteristics of the home you are looking for
A quick pre-qualification is then necessary to determine what you can afford
I’ll give you my insight on the market trend in your areas of interest, and point out other areas of interest you may have overlooked that would suit your needs and price range
I will scan the MLS system daily for new properties that meet your desired characteristics, send you the relevant search results, and set up appointments to show you those of interest to you
A comparative market analysis will be done on any property of interest before you make an offer - so that you know exactly what similar properties have sold for recently
Using this analysis I will assist you with an offer pricing strategy that will ensure you pay the fairest price possible
Before I present the offer to the seller and their agent, we will review it together and go over all the special terms and conditions it will contain that will protect you
Once an offer is accepted, I will discuss the importance of a home inspection, status certificate, and title insurance
I will give you an accurate estimate of closing costs and outline the sequence of events that will take place up to closing day
I will be present during the home inspection to interpret the inspector’s appraisal and any items that need attention before you take possession of the home
I will deliver all necessary purchase documentation to you, your lawyer, and the listing agent
